Night Worker (An average of 37.5 hours a week from 9pm to 7am or 10pm to 8 am as agreed) - £16,500 pa

Job Purpose

Responsible to the Scheme Manager, the post holder will provide a responsive on call service for all schemes. Night Workers will respond to out of hours calls from other schemes including visiting the scheme to manage situations or arranging for contractors to carry out emergency repairs.

To provide limited intensive housing management at Daimler Green to support residents.

To be jointly responsible with Daimler Green Project Workers for health and safety checks such as monthly walkabouts, fire alarm testing and also jointly responsible for scheme cleaning including cleaning void properties-


Key Responsibilities / Duties:-

  • To respond to issues raised out of hours by residents or neighbours at any of the Association’s schemes. Night staff will have access to CCTV coverage of dispersed schemes to enable them to monitor the situation. In some cases night staff will expected to travel to the other schemes to directly resolve issues.
  • The following are examples of the situations that Night Staff may have to deal with (this list is for illustrative purposes and is not exhaustive):
  • Dealing with ASB issues between or caused by, residents of any of the YMCA schemes.
  • Identifying and resolving maintenance issues such as failure of heating, water leaks, fire alarms
  • Supporting police or other agencies who require access to the scheme
  • Providing access for contractors
  • Health and safety monitoring (jointly with project workers), at Daimler Green in line with polices and procedures
  • Ensure being up to date with all of the policy and procedures as they relate to Safeguarding and that they liaise with the Association’s Child Protection Officer whenever there are concerns about the behaviour or disclosures of young people.
  • Clearing void properties at Daimler Green (jointly with project workers), ensuring that they meet void standards
  • Cleaning and general maintenance of communal areas at Daimler Green
  • To carry out any DIY tasks that are reported or identified
  • To proactively provide advice and support to residents to enable them to maintain their tenancy including conflict resolution
  • To ensure all equipment on site is in good working order, maintained in a clean functional state of repair, and all repairs needed in the communal areas are documented and reported.
  • To provide a security presence, in support of residents, undertaking regular patrols of the project, taking appropriate action with regard to any acts of nuisance at/in the project.
  • To provide a professional front line enquiry and reception service to residents, visitors and contractors and to deal appropriately with any general enquiries and complaints or redirecting as necessary.
  • Completion of all paperwork and reports as required, logging issues and reporting to the Scheme Manager or senior staff as appropriate.
  • To prepare written reports in respect of any such acts of vandalism, damage, or other breaches of License Agreements for the attention of the Scheme Manager
  • To be conversant with appropriate security and emergency procedures and regulations.
  • To participate in training courses which are deemed beneficial to the post.
  • To undertake other duties in general housing management as instructed by the Scheme Manager and within the post holder’s experience and capability.

Work Experience (Essential)

· Work with young people in a youth work setting or housing situation

· Building developmental relationships with young people

· Experience of working with young people from diverse backgrounds

· Working as part of a team

· To be responsible for the security of the buildings, equipment and any monies collected in the project

· Experience of providing support and liaising with on-call manager and other staff in emergency situations

· Experience of being able to make appropriate decisions when unsupervised, working within the policies and procedures of the Association.

Qualifications (Essential)

· No specific qualifications but expected that staff will work towards qualifications as identified


· Level 2 Diploma in Youth Work Practice or housing qualification

Special Skills (Essential)

· Basic IT skills

· Report writing

· Understanding of health and safety issues, including safeguarding procedures

· Understanding of basic property maintenance work

· Organising own workload and time
